Village houses, cottages and outbuildings

Theale is a village just west of Reading, with older cottages along and near the High Street, newer housing on the edges and a scattering of larger plots with garages, workshops and garden rooms. Compared with a town estate, you are more likely to find a property with an outbuilding that has its own supply, or a house that has grown a room at a time.

Those extras are where electrical faults tend to hide. A cable run out to a shed in the 1990s may be undersized or poorly protected, and a cottage can have several generations of cable in one wall. We start by finding out where every circuit goes.

Gravel lakes, the Kennet and damp ground

The land around Theale is low-lying, with the River Kennet nearby and a number of lakes left behind by gravel extraction. The water table can be high, and some properties find that outbuildings, garages and ground-floor rooms stay damp after heavy rain.

Damp is hard on electrical installations. Moisture corrodes terminals, softens old insulation and can cause an RCD to trip on wet days. Outdoor sockets, garden lighting and outbuilding supplies are the usual trouble spots. We check enclosures for water entry and recommend weatherproof fittings with a suitable rating when something is replaced.

Five services for Theale properties

Whether the job is indoors or out in the garden, our five main services cover it.

Because some Theale homes are larger plots, we also discuss supplies to outbuildings as part of these jobs.

A separate building needs more than a long extension lead. The cable, its protection and its route all matter, and the wrong choice can be unsafe.

  • Cable type. Armoured cable is common for buried or surface runs between buildings.
  • Protection. The outbuilding needs its own small consumer unit or a protected spur from the house board.
  • Earthing. Arrangements depend on the installation and need checking.
  • Route. Trenches should avoid water pipes, tree roots and areas likely to be dug later.

Cost depends on distance, ground conditions and what you want to power. A heater and a workshop machine need a heavier supply than a few lights.

Rules, permission and who to tell

Most new circuits and new consumer units must be notified under Part P of the Building Regulations. Some outdoor work, such as a supply to a detached garden building, also falls under that rule. Ask whoever quotes how it will be notified and keep the certificate.

Theale sits in West Berkshire, so building control questions go to that council rather than Reading. If your cottage is old, check whether it is listed or in a conservation area before drilling or adding surface cable. Planning for a new garden building is a separate subject, and we can tell you what electrical details the builder will need.

How a Theale quote request works

Use the form or call 01632 960071. We serve Theale but are not based in the village, so the request is how we confirm availability.

  1. Tell us the type of property and the work you need, indoors or outdoors.
  2. Mention any outbuildings, and say how far they are from the house.
  3. Say if the ground floor or garage has had damp, or if tripping happens in wet weather.
  4. We talk through the details and arrange a visit.
  5. A written quote lists what is included, such as trenching, cable and testing.

Requesting a quote costs nothing.

Questions about Theale

Why does my outside socket trip when it rains?

Water has probably got into the socket, the connections or the cable. A tripped RCD is doing its job. Do not keep resetting it. Isolate the circuit, let us look at it and replace damaged parts with a weatherproof fitting. Sometimes the cable route is the problem and needs a different entry to the building.

Can you supply power to a shed at the bottom of my garden?

Yes, in most cases. The shed needs a properly protected supply and armoured or suitably buried cable. We check the distance, ground and what you plan to run. A light and a socket are straightforward. A heater or a workshop with machines needs a heavier supply, and we will say if the existing board needs upgrading first.

Does an old cottage need rewiring before I move in?

Not always, but get it tested before you commit. Cottages can contain old cable, lead or rubber insulation and extra circuits added piecemeal. A report tells you what is acceptable and what is not. If a rewire is needed, plan it before decorating and before new carpets or flooring go down. A short test report also helps if you later sell.

I live near the lakes. Does it affect my electrics?

It can. Ground that stays wet puts pressure on outdoor sockets, outbuilding supplies and buried cable. Inside the house, ground-floor walls may be damp, which affects sockets near the floor. A test of insulation and RCD operation reveals the condition. Better waterproofing and correctly rated fittings are the usual remedy. Treated sleepers and soft ground can also move cable, so we plan the route.

What if the power goes out across the whole village?

That is normally a network fault, not something inside your house. Check whether neighbours are affected, then ring 105 to reach your network operator for free. Switch off sensitive equipment so a surge on return does not damage it. If only your home is dark, check the consumer unit and call us if it will not reset.
